Pre-listing repairs and updates come with an obvious timing challenge: the work needs to happen before the home is listed or sold, while the proceeds from the transaction come later.
For homeowners who would prefer not to fund that work upfront, Pay at Close offers another way to handle the timing.
Through Bluetape Solutions' partnership with Notable, qualifying homeowners can access funds for home preparation expenses and defer repayment until the property closes. For real estate agents already working with Bluetape on a pre-listing project, it means the repair process and a financing option can be accessed through the same network of partners.
What is Pay at Close for pre-listing repairs through Notable?
Notable's Pay at Close program provides eligible homeowners with a line of credit that can be used for expenses associated with preparing a home for sale. Homeowners can currently access up to $75,000, with no monthly payments required while the home is on the market. Funds used, along with applicable interest and fees, are generally repaid when the home closes. Loan terms and eligibility requirements apply.
The application itself takes only a few minutes, and homeowners can see what they qualify for without impacting their credit score.
Once approved, funds can be used for a wide range of home-selling expenses, including repairs, renovations, staging and other property preparation costs.
For Bluetape clients, that creates a straightforward connection between identifying the work a property needs and having an option available to fund it.
What can Pay at Close cover for a pre-listing project?
Pre-listing scopes vary significantly from one property to another. Some homes need a handful of smaller repairs. Others have accumulated deferred maintenance or need several trades involved before they're ready for photography and listing.
Based on what we see out in the field, common pre-listing scopes include wood rot and exterior repairs, drywall and paint touch-ups, door and window adjustments, flooring repair or replacement, plumbing repairs, electrical panel updates and HVAC repairs or replacement. Some projects also include larger remodeling, home upgrades, or professional cleaning or landscaping.
These are the kinds of projects where access to Pay at Close can be particularly useful. Instead of the homeowner having to cover the full repair expense before the property is sold, qualifying clients have the option to finance approved work and settle the balance later.
The repair scope itself doesn't change. Bluetape still provides an itemized estimate and coordinates the work across the appropriate trades. Pay at Close simply provides another way to handle when the cost of that work is paid.
Why Pay at Close can be useful for pre-listing repairs
The value of Pay at Close is largely about flexibility.
A pre-listing scope can sometimes expand beyond the obvious cosmetic work. A small area of exterior deterioration may uncover additional wood rot. An older electrical panel may need replacement rather than a minor repair. Flooring that has reached the end of its useful life may make more sense to replace than patch.
In those situations, the amount of work identified and the amount of cash a homeowner wants to put into the property before closing may not necessarily align.
Pay at Close creates an additional option. Rather than limiting a repair scope strictly according to the amount a homeowner wants to pay upfront, eligible homeowners can evaluate the work itself and separately determine whether financing through Notable makes sense for them.
There is also a timing benefit. Bluetape is Purpose Built for Real Estate Transactions, which means our repair process is structured around real estate timelines. Estimates are typically delivered within 24–48 hours, and our team can coordinate multiple trades under one project rather than requiring separate contractors for each portion of the work.
Pay at Close complements that model by addressing another part of the timeline: payment.
Who qualifies for Notable Pay at Close?
Notable determines eligibility and provides the financing directly. According to Notable's current qualification requirements, applicants generally need a credit score of at least 680, must own the property or be authorized to act on behalf of the owner, and typically need at least 20% equity in the home. The home must also be listed for sale for under $4 million. Qualifications may change. See Notable’s website for more information.
Notable charges interest and a one-time fee, so Pay at Close isn't the same as delaying a contractor invoice at no cost. Interest currently starts at 0.75% per month (8.99% APR), and Notable lists a one-time fee starting at $499. The specific terms depend on the homeowner's loan agreement.
For agents, the important distinction is that Bluetape isn't making the lending decision or setting the financing terms. Notable handles the application, qualification and financing directly with the homeowner.
How to access Pay at Close through Bluetape Solutions
The process can begin alongside a Bluetape pre-listing project.
Once the repair scope is identified, Bluetape provides a clear, itemized estimate. Homeowners interested in financing can then use Bluetape's dedicated Notable application to see whether they qualify. If approved, Notable provides the financing, while Bluetape remains focused on what we do: coordinating and completing the repair work.
This is one of the advantages of working with a repair partner built specifically around real estate transactions. The value isn't limited to having access to electricians, plumbers, painters, carpenters, flooring installers and other trades through one company. It also includes access to partners and services that help remove friction around the repair project itself.
The strategy remains between the agent and the homeowner. Our role is to make the repair side easier to execute.
Whether the project calls for a few pre-listing repairs or a larger multi-trade scope, Bluetape brings the work together under one team, one estimate and one coordinated timeline. And when upfront project cost is part of the equation, our partnership with Notable means qualifying homeowners have Pay at Close available as another tool for getting the work completed before the property hits the market.
