Most North DFW homes sit on Blackland Prairie clay that moves significantly with seasonal moisture. Foundation movement causes drywall cracks, sticking doors, plumbing breaks, and ultimately structural issues. The single most important thing you can do is maintain consistent soil moisture around the foundation.
Summer (May–September) — water consistently: Run soaker hoses around the foundation perimeter 2–3 times per week, 30 minutes each. Goal is moist, not flooded. Saturated clay creates uplift pressure; bone-dry clay shrinks and creates settlement.
After heavy rain: Ensure water is draining AWAY from foundation. Gutter downspouts should extend 4+ feet from the house. Grading should slope away. Standing water within 5 feet of foundation = chronic problem.
Winter: No watering needed but watch for unusually dry stretches; the rare DFW dry winter still causes shrinkage.
Annual structural check: Walk perimeter looking for new cracks in brick, separation at corners, doors that didn't stick last year. Photograph and date for tracking. New cracks > 1/4" or progressive movement = call structural engineer (typical fee $500, much cheaper than guessing).
