Why this matters

Maintenance is the cheapest work in your home.

Roughly 80% of expensive home repairs we're called for could have been prevented by 30 minutes of seasonal maintenance. The pattern is consistent: a $5 caulk failure becomes $5,000 of water damage. A $20 capacitor becomes a $300 weekend AC emergency. A clogged dryer vent becomes a $40,000 fire claim.

This is the seasonal maintenance schedule we use ourselves and recommend to every DFW homeowner. Print it out, save it, share it. Your home will last longer, run cheaper, and surprise you less.

The maintenance ROI

Industry data shows every $1 spent on preventive home maintenance saves $4–$7 in deferred repair cost. The DFW climate (clay soil movement, intense UV, hard water, hail) accelerates this ratio. A $400/year maintenance habit pays back $1,600–$2,800 in avoided repairs annually.

Spring

March–May
  • HVAC cooling tune-upCoils, refrigerant, capacitor — before peak season
  • Gutter clean & downspout checkPollen and oak catkins clog gutters fast in DFW spring
  • Exterior caulk inspectionCheck around windows, doors, foundation joints
  • Window screen repairPatch holes for spring window-open season
  • Outdoor faucet testRun all hose bibs after winter; check for leaks
  • Fence and deck inspectionLook for storm damage, popped boards, leaning posts
  • Sprinkler system checkRun all zones, check coverage and leaks
  • Smoke detector battery + testSpring forward = good reminder

Summer

June–August
  • Monthly HVAC filter checkHot months stress your system most
  • Clear vegetation around AC condenser2 ft minimum, hose down fins gently
  • Inspect attic for proper ventilationHeat damage and ice dam issues start here
  • Check for sticking doorsFoundation movement peaks in dry months
  • Touch-up exterior paintCatch failures early before fall storms
  • Re-stain fence as neededSchedule for cooler day; avoid 100°F+ application
  • Pool/yard equipment serviceHeat pumps and pool pumps run hardest now
  • Check refrigerator coilsHot kitchens make fridges work harder; clean coils

Fall

September–November
  • HVAC heating tune-upHeat exchanger, gas pressure, blower — before first cold snap
  • Reverse ceiling fan directionClockwise on low pulls warm air down from ceiling
  • Weatherstripping checkDoors and windows; replace any that's compressed or torn
  • Drain water heater (annual)Sediment buildup from hard DFW water — drain 1–2 gallons annually
  • Clean dryer vent (mandatory)$125–$225 service or DIY with rotary brush kit
  • Gutter clean (round 2)Oak leaves, pecan debris peak in October
  • Outdoor faucet drain & coverPrevent freeze damage in any cold snap
  • Smoke detector battery + test (round 2)Fall back = second annual reminder
  • Caulk inspection & touch-upEspecially around windows before winter
  • Trim trees away from roofStorm damage prevention

Winter

December–February
  • Watch for ice dammingRare in DFW but possible during freezes; sign of attic ventilation issue
  • Wrap exterior pipesDFW freezes happen; pipe insulation cheap; burst pipes expensive
  • Check carbon monoxide detectorHeating season = highest CO risk; test monthly
  • Roof inspection from groundLook for missing shingles, displaced flashing
  • Run water on coldest nightsDrip faucets to prevent freeze in vulnerable lines
  • Indoor humidity checkDFW winter air is dry; humidifier may help (target 30–40%)
  • Duct leak checkHeated air escaping into attic = expensive heat loss
  • Inspect attic insulationCold months reveal weak spots via icicles or melt patterns
Monthly checklist

5-minute monthly checks.

These take 5 minutes and prevent the most common failures. Set a recurring reminder.

  • HVAC filter — replace if dirty (2-month max even if it looks ok)
  • Smoke + CO detectors — press test button, replace battery if chirping
  • Garbage disposal — run with citrus + ice cubes to clean blades and freshen
  • Faucet aerators — quick check for low flow; descale in vinegar if slowing
  • Refrigerator coils — quick vacuum behind/under fridge (every 3 months)
  • Toilet base — feel for any moisture (early leak detection saves subfloor)
  • Cabinet under sinks — check for any damp spots or drips
  • Front-load washer gasket — wipe dry, leave door open between uses

Foundation watering routineSummerDIYPrevents clay shrinkage gaps; soaker hoses

Total annual professional maintenance investment: roughly $1,000–$2,000 for an average DFW home. Saves $5,000+ in deferred repairs annually.

DFW foundation care

Critical for clay-soil homes.

Most North DFW homes sit on Blackland Prairie clay that moves significantly with seasonal moisture. Foundation movement causes drywall cracks, sticking doors, plumbing breaks, and ultimately structural issues. The single most important thing you can do is maintain consistent soil moisture around the foundation.

Summer (May–September) — water consistently: Run soaker hoses around the foundation perimeter 2–3 times per week, 30 minutes each. Goal is moist, not flooded. Saturated clay creates uplift pressure; bone-dry clay shrinks and creates settlement.

After heavy rain: Ensure water is draining AWAY from foundation. Gutter downspouts should extend 4+ feet from the house. Grading should slope away. Standing water within 5 feet of foundation = chronic problem.

Winter: No watering needed but watch for unusually dry stretches; the rare DFW dry winter still causes shrinkage.

Annual structural check: Walk perimeter looking for new cracks in brick, separation at corners, doors that didn't stick last year. Photograph and date for tracking. New cracks > 1/4" or progressive movement = call structural engineer (typical fee $500, much cheaper than guessing).
