If you receive a bid significantly lower than ours, ask three questions: (1) Are they licensed and insured (request COI)? (2) Do they offer a written labor warranty? (3) What materials are they using? Most "too good to be true" bids are missing one of those — and the savings disappear when the work fails or you're stuck with cleanup. Lowest is rarely cheapest in this trade.
