Washers, dryers, refrigerators, dishwashers, ranges. We follow the 50% rule — if repair costs more than half a replacement, we tell you to replace. $99 diagnostic, applied to repair.
Decades of appliance industry data point to a simple rule: if a repair costs more than 50% of replacement, replace. Below 50%, repair almost always wins on dollars and environmental footprint. We assess every job against this rule and tell you straight — sometimes that means walking away from a paid job and recommending replacement. We'd rather earn the next 10 referrals than a single overcharged service call.
Modern appliances are also lasting less than older ones — average dishwasher life dropped from 13 years in 1995 to 8 in 2025; refrigerators from 17 to 13. Repair becomes less attractive as appliances age past 70% of expected life.
Refrigerator 13 yrs · Washer 11 yrs · Dryer 13 yrs · Dishwasher 9 yrs · Range 14 yrs · Microwave 9 yrs · Garbage disposal 8 yrs. Add 2–3 years if maintained well; subtract 2–3 if abused or unmaintained.
The U.S. Fire Administration reports approximately 2,900 dryer fires per year, the vast majority from clogged dryer vents. In DFW, where central air keeps homes sealed and dry-cleaning of vents is rarely done, this risk is higher than average.
Annual dryer vent cleaning is mandatory — not optional, not "if you have time." We charge $125–$225 for a full vent cleaning depending on length and complexity. We use a rotary brush system that cleans through the entire run, not just the dryer end.
Common dryer issues we fix:
Top-load washers (especially traditional agitator models) — simpler mechanics, fewer common failures, easier to repair. Average lifespan 11–14 years. Common issues: lid switch, drain pump, agitator dogs.
Front-load washers — more energy-efficient, gentler on clothes, but more complex. Common issues: door seal mold (the #1 owner complaint), drain pump clogs, bearing failure (expensive — often a 50%+ rule trigger), suspension and shock failures.
HE top-load (no agitator) — newer category, mechanically similar to front-load but vertical. Lifespan and reliability vary widely by brand.
Common washer fixes:
Modern refrigerators are climate-control systems with computers, often with ice makers, water dispensers, dual-zone temperatures, and smart controls. They're expensive to repair when major components fail — but many of the symptoms people think mean "we need a new fridge" are actually $100 fixes.
Common refrigerator issues:
When to replace: compressor failure (typically $400–$800 to repair on a 10+ year old fridge — cross 50% rule fast), sealed-system refrigerant leak, multiple major components failing simultaneously.
Dishwashers run the most cycles per week of any major appliance. They're also the most water-intensive — and DFW's hard water is brutal on heating elements, spray arms, and seals. Annual descaling extends life dramatically.
Common dishwasher issues:
DFW water hardness regularly tests at 150–200 mg/L. Run a cup of citric acid (or commercial dishwasher cleaner) in an empty dishwasher monthly. Cuts mineral buildup, extends element life, and improves wash quality dramatically. $4 a year for $400+ of saved repair life.
Gas ranges — fewer moving parts, longer lifespan, repair-friendly. Common issues: igniter (cheapest fix, $45 part), thermostat, valve, oven sensor.
Electric ranges — more components, more failure modes. Coil burners are easy to swap; smooth-top (radiant) and induction are more complex. Common issues: bake/broil element ($65–$185), surface element switch, control board.
Wall ovens — installed in cabinetry, harder to remove for repair. Modern smart wall ovens have control boards that fail expensively.
What we DO NOT touch: any work on the gas line itself (TSBPE plumber required by Texas law). We can replace a range that connects to an existing gas line; we cannot extend, modify, or repair the gas line.

Honesty policy: if the repair will cost more than 50% of replacement on an aging appliance, we tell you to replace and walk away. We don't oversell repairs.
Industry rule of thumb: if repair costs more than 50% of replacement, replace it. Also factor in age — most appliances aren't worth repairing past 75% of their expected lifespan (dishwasher 9 yrs, washer 11, dryer 13, fridge 13, range 14). We'll diagnose, give you both numbers, and tell you honestly which makes sense.
Annually, minimum. If you have a long vent run (over 25 ft), multiple bends, or you do 8+ loads per week, every 6 months. Clogged vents are the #1 cause of dryer fires and the leading reason for "my dryer takes forever" complaints. $125–$225 to clean. Also check the lint trap before every load — that's not a substitute for vent cleaning, but it slows the buildup.
Often no. The most common cause is a clogged water filter ($25 fix, do it yourself), followed by a frozen water line in the door, or a failed water inlet valve ($125–$250 with labor). Full ice maker assembly replacement runs $300–$485. Before calling, change the filter and pour warm water on the line in the door — that fixes it about 30% of the time.
Biofilm growth in the door seal (gasket) and detergent dispenser. Front-load washers seal water in — combined with detergent residue and warm temperature, biofilm grows in the rubber gasket folds. Fix: wipe the gasket dry after every use, run a monthly cleaning cycle (Affresh tablets or 1 cup bleach), leave the door open between uses to dry. We can deep-clean and replace the gasket if needed ($185–$325).
We service all major mainstream brands: Whirlpool, GE, Maytag, Samsung, LG, Frigidaire, Kenmore, KitchenAid, Bosch. We can also service Sub-Zero, Wolf, Miele, and Viking, but parts have longer lead times and we may recommend the manufacturer's authorized repair network for warranty work on premium brands.
Yes — $285–$485 for a same-spec swap (existing electrical, water, and drain in good condition). New installs requiring electrical work, plumbing additions, or cabinet modifications quoted separately. We test cycle, check for leaks, and confirm proper drainage before leaving.
Three most common causes: (1) dirty condenser coils — vacuum and brush them under or behind the fridge ($0 DIY fix, dramatic effect); (2) failing door seal letting cold air escape — replace gasket ($185–$325); (3) defrost system failure causing ice buildup on evaporator coil ($225–$385). Less common but expensive: failing compressor (often a replace-the-fridge moment).
For most calls in our core service area (Denton, Frisco, Plano, McKinney, Lewisville) we can usually offer same-day or next-day visits. Refrigerator failures and washing-machine flooding get top priority. We charge a $99 diagnostic visit which is applied toward the repair if you proceed.
