Most homeowners discover the value of a good handyman during a small project that goes sideways — a "quick door fix" that turns into reframing, a "simple shelf install" that pulls anchors out of drywall. Our minimum visit is $85 and covers up to about 4–5 small tasks if we can knock them out in a single trip. Bundling repairs is the smartest way to use a handyman.

Typical handyman rates across DFW are $85–$150/hour with a $95–$150 minimum visit. We charge a flat rate on jobs over $200 — no surprise hourly creep — and bundle small tasks aggressively to maximize what we knock out per visit.

Doors

Hung, fixed, replaced.

Door hanging — interior pre-hung doors, exterior pre-hung doors, slab door re-hangs in existing jambs. Includes plumb/level/square the jamb, set hinges, install latch, adjust strike plate, install new trim or reuse existing.

Door repair — sticking doors (most common: settled foundation), latches that won't catch, strike plate adjustment, hinge replacement, threshold replacement on exterior doors.

Door hardware — knobs, levers, deadbolts, smart locks (Schlage Encode, Yale Assure, August). Re-keying multiple locks to one key.

Patio doors — sliding glass door track repair, roller replacement, glass replacement (with vendor partner), screen door replacement.

Garage entry doors — fire-rated door replacement (required by code from garage to interior), weatherstripping, threshold seal.

Windows

Repair, not replace.

Window replacement is a specialty job we partner out. Window repair we handle directly — and 70% of "we need new windows" calls turn out to be repairable for a fraction of replacement cost.

Glass repair — single pane replacement, fogged double-pane glass replacement (we replace the IGU, not the whole window), screen replacement, security film application.

Hardware repair — sash balances, locks, cranks on casement windows, sliders that won't slide, hinges on awning windows.

Caulking & weatherstripping — failed exterior caulk is the #1 cause of "drafty windows." A $200 caulking visit can fix what felt like $20,000 of "needs new windows."

Trim & rot repair — replacing rotted exterior wood trim, sill caps, brick mold around windows. Critical to do before painting.

Trim & carpentry

The finishing details.

Quality trim work separates a builder-grade house from a custom one. Most DFW tract homes have minimal, undersized trim — adding proper trim is one of the highest-impact upgrades for the money.

Crown molding — single-piece or built-up multi-piece crown. We use coped joints (not 45° miters) at inside corners for tight fits that don't open up over time.

Baseboards & chair rail — upgrade builder-grade 3" base to 5–7" base for a substantially upgraded look. Per-room or whole-house.

Wainscoting & board-and-batten — accent wall treatments, dining room wainscoting, board-and-batten in entryways and powder rooms. Big visual impact.

Built-in bookcases & window seats — site-built or modified IKEA Billy / PAX systems made to look custom. We've done dozens for DFW homes.

Stair trim & risers — replacing white-painted MDF risers with stained wood, refinishing existing stair systems.

Mantel installation — fireplace mantels, both rough-hewn beam style and traditional crown-molded styles.

Fences & decks

Outdoor structures.

DFW's clay soil and intense sun put outdoor wood through hell. Most fence and deck failures we see are 70% sun damage, 30% post heave. We address both at the source.

Fence repair — replace broken pickets, cap rails, stringers, and full sections. Sister-post repair for leaning fences (cheaper than full post replacement). Gate adjustment and rebuild.

Fence stain & seal — power wash, stain with Cabot Australian Timber Oil or TWP semi-transparent stains. DFW fences need re-staining every 2–3 years.

Deck repair — replace rotted deck boards, joists, beams. Resurface existing frame with composite (Trex, TimberTech) or new pressure-treated boards.

Deck staining/sealing — strip old finish, sand, apply penetrating oil-based stain. Composite decks need only cleaning, not staining.

Pergolas & arbors — site-built cedar pergolas, attached or freestanding. Straightforward shade structures up to engineered structures we partner-design.

Caulking is the most-skipped, highest-ROI maintenance item in any home. A $300 caulking visit can save thousands in water damage, lower HVAC bills 15–20%, and add years to paint and trim life. We focus on:

Exterior — around window and door trim (especially top corners), where siding meets foundation, around vent penetrations, where chimney meets siding, around exterior light fixtures, around hose bibs.

Interior — bathroom (tub-to-tile, tile-to-floor, around vanity), kitchen (sink-to-counter, backsplash-to-counter, range-to-counter), where baseboard meets drywall on walls without hardwood floors.

Material choice matters — silicone for wet areas (mold-resistant grade for showers), polyurethane for exterior gaps that move (DAP DynaGrip, Sashco BIG STRETCH), latex caulk for interior trim joints that get painted. We never use cheap acrylic on exteriors — fails in DFW UV in 18 months.
